When selling a home, there are certain factors that you and I could control and certain factors that we could not. It's important to keep those factors in mind when pricing the home, showing the home to prospects, and considering other potential offering incentives.

In setting the list price for your home, you should be aware of a buyer’s frame of mind. The listing price for your home is critical to the sale. Pricing must be competitive to catch a prospect's attention. Consider the following pricing factors:
If you set the price too high, buyers may pass on seeing your house in favor of other listings that are similar yet priced lower, even though your house may be nicer than the others. For many, if not most, buyers it's all about the price!
To determine the proper list price, I carefully research, consider and discuss the following:
No matter how well priced your home is, or how well it shows, buyers will be comparing it with other homes they preview. Our best guide to see where your house falls within the market is a record of what other buyers have been willing to pay for properties like yours (comparable sales or "comps"). I prepare a detailed "Comparative Market Analysis (CMA)" for review/discussion. My CMA will include recent sales which equal comparables; current listings which equal competition, and expired/cancelled listings which equal what has not sold.
I not only carefully analyze the comps data to first suggest a realistic sales price, but I also constantly monitor the comps while your house is on the market to help with price adjustments is necessary. When an offer comes in, I have a very good idea of it's validity. At that time, I complete a new net sheet based on the offer to more accurately determine your net proceeds at closing.
You could pay for a formal appraisal to use for setting the list price but I don't recommend it. The value of your property is determined by what a buyer is willing to pay and what you are willing to accept. If the appraiser does not have a bonafide offer to consider when completing the appraisal, the value he/she would give the home may be less. The CMA which I provide for free differs from a formal appraisal in several ways. One major difference is that an appraisal will be based only on past sales while a CMA considers other current active listings, pending, cancelled and expired listings, giving us a much broader picture as to what is happening in your specific area.
A CMA is typically sufficient to set a proper list price; however, a formal written appraisal could be useful if you have a unique property, if there hasn't been much activity in your area recently, if co-owners disagree about price, or if there are other circumstance that may make it difficult to determine a fair list price for your home.
Once your home has been properly priced and staged for showings, I begin the daily and constant task of aggressively marketing your home to prospective buyers! Contrary to what many think, selling a home is NOT just putting a sign in the yard! I utilize the Multiple Listing Service (MLS), yard signs, agent feedback follow up system, target market advertising, direct advertising, neighborhood marketing, and of course, internet marketing! I pride myself on staying up-to-date on the latest and greatest (and forever changing) methods of reaching not only other agents, but the general public directly.
